Booking and Confirmation
By an oral (phone) or written (letter/fax/e-mail) request, the leaser bindingly offers to close a rental contract. The leaser is bound to the offer until the definite confirmation or denial of the request by the lessor. The rental or reservation contract is accomplished by the confirmation of the lessor. The confirmation of reservation, the necessary instructions for arrival (directions, exact address, phone number and information about the surroundings) will be delivered to the leaser by mail.
Payment
By completion of contract, the leaser has to pay the whole amount for the room / appt within 30 days. If you are not able to pay the whole amount, it’s also possible to make two transfers., the last transfer has to reach our bank 30 days before your arriving.

Rescission of Contract
If the leaser to withdraw from the contract, it must be stated as early as possible. It is of interest to the leaser to avoid any misapprehension, thus the rescission has to be made in written form. Decisive of the point of rescission is the reception of the written rescission by the lessor.If the leaser withdraws from the contract or does not arrive for his booked vacation, the lessor is allowed to charge the following cancellation fees dependant on the time of cancellation.
Cancellation until 90 days before the start of rental: 25% rental price
Cancellation until 89 - 30 days before the start of rental: 50% rental price
Cancellation until 29 - 0 days before the start of rental: 100% rental price
If the lessor manages to lease the booked rooms to a third party after the cancellation of the rental contract, there are 50 Euro to be paid as administrative charges.
The same conditions are taken for our Weekly Trekkings, Trail Rides and Power Ride Weeks – but on the TOTAL AMOUNT per person.
Be sure to have a travel cancellation insurance with a Corona supplement! Important: Travel warnings (Covid etc.), quarantine requirements or mandatory tests are no reasons for withdrawal!
Therefore, a travel cancellation insurance is recommended.The lessor is allowed to withdraw from the contract before the beginning of the leaser's journey. The lessor is allowed to cancel the contract after the beginning of the leaser's journey. Both without any respite and under the following circumstances:
A) If the leaser is continuously disturbing the accomplishment of the rental contract despite warnings, endangers third parties through his behaviour or violates the contract in any form. The complete rental charges expire to the benefit of the lessor.
B) if the accomplishment of the rental contract is endangered, hindered of affected by acts of God and Nature beyond control (i.e. War, Terrorism, Natural Disaster etc.) Naturally, all charges will be reimbursed. Further demands will explicitly be denied.
Duty of Care and Deposit
The leaser is allowed to use the object being rented, which is subject to definition in the rental contract, including all its facilities, furniture and commodities. The leaser is liable to use the rented object, its inventory, as well as the common rooms with as much care as possible. The leaser is liable to notify the lessor of any damaged done by the leaser, the leaser's company or guests. All said damage has to be replaced by the leaser. The lessor is allowed to charge an adequate deposit at the hand-over of keys. The deposit will be reimbursed after the orderly return of the object being rented. A reimbursement of the deposit does not exclude the possibility for the lessor to claim for damage.
Liability
Liability for incidental failure or disruption of electricity and water supply, as well as the constant availability of installations such as radiators, the swimming pool etc. is excluded. The lessor is not liable for any accidents due to the leaser's activities (sport, recreation etc.) on the property of Casa Bivignano. Furthermore, the lessor is not liable for damage due to acts of God and nature beyond control or third parties.
Pets
Pets must be announced before. They have to be under control in every situation.
Time of Arrival and Departure
If not agreed otherwise, the time of arrival on the agreed date of arrival is from 16:00, and the time of departure on the agreed date of departure is before 10:00 o’clock.
Cleaning
The final cleaning is included in the lease price. The final cleaning is always done by the lessor. In exceptionally cases the leaser has to pay for additional costs.
